Thrilled To Death! New Roof!

A two part post for an explanation. :popcorn:

Had our first estimate today for a new roof installation.
It is a modest home at just under 1700 sq.


The salesman quoted us a price claiming that the footage of the roof was 2500 square feet?

How is that possible?

Cost?
Seven Thousand Five Hundred Dollars!!!!  :scared:

Now, the follow up ...

GREAT NEWS!!!

Just received the contract today.

They are going to do my roof for $5,150.00!!!
Not only that.
They will do my shed for $425.00 to match the house!
(The shed includes the tear off, new underlayment and shingles.)

Our salesman called and apologized for the high first bid and realized when he got back to the office that he had made a mistake in footage and number of bundles(shingles) needed!

I have to believe that they are giving me a break because after a lot of research, I realize that my almost 1700 sq ft home's roof area is Much more than that!

It has to be, as some have said, closer to 2,500 sq with the 6/12, 11/12 pitch.
It's like taking a triangle and flattening it out which will have more area than the area it covers.

(I think those pitch angles are correct?)
You can see the pitches in the photos below.

This company is the one who did my neighbors roof and they were thrilled with the company and new roof and still are 4 years later.

The company is rated A+ by the BBB and Angies List .

They are family owned and been local for 40 years.
(To say that I am thrilled would be an understatement!)

I had posted in a number of home and roofing forums where folks were telling me that they'd kill for a $7500 bill for their 1300 sq roof.

Everyone was telling me so many times that $7500 was such a Great deal that I started to believe it.

THAT is why, today I was so shocked! :thumbsup:

We're potentially looking at a roof replacement, I'd like to go with metal.

Same here. I got the exact same shingles as in the pic above, love them, they look great, took me all summer long to do the roof, but after watching so many homes go up in flames here in the Sierra, my next roof is most definitely going to be metal.

We are getting the dimensional/architectural, almost black shingles on the install which gives a 3D look to the roof.

We can get black only because the trees block most of the intense summer sunlight.
(The a/c bill would kill us if not for that.)

Yeah, I have the same look only in a blue gray and love it, literally added $30 K to the price, but I was able to do it myself on a budget at the time.
Now that I'm older, I won't be reroofing it myself, I'll hire a crew to do the metal, seeing how I live in a fire prone forest, thanks to flat lander morons from the city coming up to play.
Oh, and the cost was definitely prohibitive at the time, at least three times that of asphalt, not including the $2000.0 in labor money I simply didn't have.
If not too late, get a quote for metal, you'll never re roof again.

Not too sure but I've my doubts about a metal roof on the shed? :smile:

See, that's the thing that bugs me the most, had I had enough money 25 years ago, I wouldn't be facing a re roof now. :glare:
But not all is lost, I'm considering bailing on Ca for Idaho, and nearly every home there is built with metal roofs because of the weather and fires, so I might not ever have to sink that 15K into this place.
